Bespoke Service

S1 Developments offer each purchaser buying from plan the opportunity to bespoke their home by offering input into the following choices-

Kitchen – Purchasers can tailor their choice of kitchen units, worktops and range of appliances to their individual taste. The standard S1 kitchen specification features 'Schueller' German units, silestone or granite worktops and a range of Siemens appliances.

Tiles – Purchasers will be given a choice from our range of porcelain wall and floor tiles *.

Decoration – Purchasers have the opportunity to specify colour choices for each room in their home*.

Lighting and Electrical – Purchasers will be offered input into both the positioning and the numbers of pendants, down lights, sockets and switches in their home*.

Carpets – Purchasers will be able to choose from a range of wool twist carpets for their bedrooms and upper landings*

In addition to these bespoke services, the following are provided as standard:

Windows and Doors –Double glazed white timber windows. All internal doors are white 4 panel doors fitted with victorian style door knobs.

Bathroom – Steel baths and slim line shower trays. Vileroy and Boch sanitary ware and Hansgrohe taps and shower fittings. Mirrors are fitted above wash hand basins. Electric heat mats are fitted to all en-suites and family bathrooms. Chrome radiators are fitted to all bathrooms.

Floors – Oak engineered wood flooring to the ground floor. Tiles to all bathroom floors. Carpets to all bedroom and upper landings.

Cornices – Newtown cornice fitted to ground and first floor halls, drawing room, dining room and master bedroom. Coving fitted to all other principal bedrooms. Ceiling roses are fitted to the drawing room and master bedroom.

Telephone and TV points –Each property has a number of telephone points. Sky plus HD** is hard wired with aerial points in the drawing room, master bedroom and kitchen so that the sky system can be controlled directly from these rooms.

Central Heating and Hot Water – The central heating and hot water provision is from a gas fired system and is fully automated. Each radiator will have individually controlled thermostats. Mains connected smoke detectors will be installed in appropriate positions in each property. There will be individually zoned gas heated underfloor heating throughout the ground floor of each of the houses.

Lighting and Electrical – All properties have bespoke lighting designed to accommodate the requirements of each room. This will include a combination of down lights, pendants and wall lights.

Property Management – All common areas will become the responsibility of the residents association.

Parking – Units 1-9 and 12-15 will each have off street parking in private driveways to the front of each unit. In addition each unit will be eligible for 2 residents parking permits per household.

Documentation – A pack of relevant manuals for each apartment will be provided on completion and handover. The Alfred Place development also benefits from a 10 year NHBC warranty.

Eco Efficiency – Each of the 14 homes will feature the “Ultra-warm” thermal performance specification specifically created to meet the new enhanced Scottish Technical Standards which came into force on the 1st of October 2010. The new standards will drive forward the Scottish Government’s target of driving down CO2 emissions for all new housing.

The Ultrawarm performance specification has 3 fabric elements: ULTRAwall, ULTRAloft and ULTRAroof. Both ULTRAloft and ULTRAroof give enhanced thermal performances in excess of 30% over previously used constructions. ULTRAwall has been developed not just to give a 30% betterment over the previous building standards but it also helps to reduce the air leakage from the home with its well sealed high emissivity service cavity. All the glass fibre insulation quilt used within ULTRAwarm is made from 80% recycled glass bottles and is the first insulation quilt to be free of formaldehydes.

In addition each house will have solar photo voltaic panels (PV) fitted to their roof. PV panels convert light from the sun into electricity. This electricity can be used in each of the homes. The panels will mounted on the flat part of each roof and will not be visible from ground floor level. It is hoped that the installation of the panel will result in a 20% saving on the electricity of each house. The saving is on top of an already thermally efficient designed home.
